If you or your buyer wants to be present, or coordinate access ahead of time, the assessment typically takes about 30-45 minutes, depending on property size and accessibility.

After

You’ll have the completed report, CL-100 for South Carolina properties or NPMA-33 for North Carolina properties, within the same day as the inspection. Delivered digitally, formatted for closing. If activity was found, we’ll include treatment recommendations and can schedule service on the same call.

What’s the difference between a CL-100 and an NPMA-33?

A CL-100 is South Carolina’s official wood-destroying organism report, required for most real estate transactions in the state. An NPMA-33 is the standard wood-destroying insect report used in North Carolina. If your property is in York County, Lancaster County, or elsewhere in SC, you need a CL-100. If it’s in Mecklenburg County, Union County, or elsewhere in NC, you need an NPMA-33. We handle both.

Can I schedule multiple properties at once?

Yes. If you have several closings in the pipeline, call or text, and we’ll set up all of them. We can handle volume without pushing your timelines back.

Do you handle treatment if the buyer wants a termite bond before closing?

Yes. We offer both bait station installation and liquid treatment. If the buyer or seller wants a termite bond set up as part of the transaction, we can coordinate that alongside the report.

Can you provide documentation for the closing attorney?

Yes. The report is formatted for closing and includes all required documentation. If the attorney’s office needs anything additional, they can reach us directly.

How fast can I get a report back?

Turnaround depends on scheduling availability and property size. In most cases, we can complete the assessment and deliver the report within the same day as your inspection. If your closing is coming up fast, let us know when you schedule, and we’ll work to meet your timeline.

What happens if termites or other wood-destroying insects are found?

The report will document the findings, including species, location, and extent of activity. We can discuss treatment options with you or directly with your buyer on the same call. Having the same company handle both the report and the treatment means one fewer vendor to coordinate.

Who pays for the report - buyer or seller?

That’s between the parties and their agents. We can invoice either side or send documentation directly to the closing attorney if that’s how your transaction is structured. Just let us know when you schedule.

Does someone need to be at the property?

Access to the property is required, especially the crawl space and interior if applicable. If the property is vacant with a lockbox, provide the code. If it’s occupied, coordinate access with the homeowner or tenant ahead of time.
